Rights over land

Properties often have ‘rights’ over neighbouring land. Your land may also be subject to rights that other properties have.  These property ‘rights’ can include access, water, light and drainage – all are crucial to the enjoyment of your land and its value. A valuable asset you will want to protect. Landowners don’t think about these rights until they are put at risk or until they try to use them for some new use and then a neighbour objects. By then it may be too late. What are your options then? Can you stop them from claiming rights? If not, how can you limit the impact to protect the value of your property?

Early action and proper advice can protect the value of your property. Rights are often granted in the property deeds and we’ll explain what each one means without the legalese. If a right has been used for a long time you may have a legal right to continue to use it even if there is nothing in writing. Whether you have a right over your neighbour’s land or it is the other way round (known as an easement), you will want the legal status confirmed. We will let you know all your options, formalise the right if needed and let you know exactly what you and your neighbour can and can’t do. Decisive tactical guidance can protect your rights and your property.solution. You can rely on us to give clear, decisive and pragmatic advice from start to finish.
