Deal Agreed

We have devised the ‘Deal Agreed Pack’ to minimise delays in agriculture property transactions by ensuring that all necessary documents are available when you first agree the deal. The pack contains the results from all the searches that would otherwise need to be made by the buyer’s solicitors, replies to enquiries (including copy planning permissions), building regulations, approved third party consents, as well as documents of Title and the contractual documentation.

Clients usually instruct us to adopt the ‘Deal Agreed Pack’ approach at the outset of any transaction, to enable us to compile the information whilst the property is being marketed. An added advantage is that, in doing so, we will uncover any issues which might delay or complicate the transaction. We use ‘Deal Agreed Packs’ for a range of transactions, including freehold sales, farm business tenancies, rights of way, commercial developments, way leave agreements and telecommunications agreements.

Diversification issues

Combining the expertise of our agriculture and rural property and commercial teams, we are able to advise you on a wide range of diversification projects. Our experienced team will work with you from the outset, to ensure that you are aware of the implications and the necessary requirements before works commence. We offer specialist guidance on the issues that arise, from the initial planning stages, through the construction phase and completion, to the eventual disposal - whether by sale or lease.

We also offer expert advice to landowners and farm businesses on all aspects of telecommunications and service utility sites. Our lawyers have acted for both parties and are well versed in negotiating agreements and access provisions for the initial installation and future maintenance of such sites.
